| Creek-N-Awesome Policy Agreement
1.CHECK-IN TIME IS 4:00 PM AND CHECK-OUT TIME IS 11:00 AM - Failure to depart the cabin on schedule may delay cleaning services resulting in additional charges not to exceed $50.00.
2. DAMAGE TO PROPERTY - Premises are to be left in clean, undamaged condition. Additional charges may be assessed to cover repairs or special cleaning. THEFT OF PROPERTY – All furnishings and decorations are to remain undisturbed. A security deposit will be refunded only after a successful inventory of cabin contents is taken after guest checkout.
3. GARBAGE DISPOSAL – All garbage must be bagged in trash bags provided and placed in outdoor containers prior to departure. Failure to properly bag and/or remove garbage from cabin will result in assessment of additional charges not to exceed $50.00. Leaving trash out will also invite UNWANTED ANIMALS into the area.
4. NUMBER OF GUEST(S) - Rental is limited to stated number in the party. An additional charge of $10/guest/night plus applicable taxes will be assessed for extra persons. Unreported extra guests will result in all guests immediately vacating the property without refund.
5. NUMBER OF PET(S) - Rental is limited to the stated number of pet(s) in the party. Additional pets found to be on the premises will result in assessment of $15/day/pet fees. 6. AGES OF GUEST(S) / FALSE PRETENSES - Rental is limited to adults of twenty-five (25) years of age or older. Violation of this provision constitutes a rental under False Pretenses and is in violation of this Agreement/Contract. Guest(s) will be asked to vacate premises immediately without refund.
7. OWNER'S CLOSET - Rental units have a locked private Owner's Closet that is not part of the Guest(s) rental and Guest(s) agree(s) not to disturb same.
8. ACTS OF GOD - Agent(s) are not responsible for Acts of God, fire, strikes, war, road maintenance, and inclement weather.
9. REPAIRS & SERVICE CALLS - Agent(s) cannot guarantee against mechanical failures and Guest agrees to immediately notify Agent(s) of
defective or non-working units. Every effort to repair or replace defective units quickly and efficiently will be made. No refunds will be given for failure of

mechanical units. Service calls resulting from neglect or misuse of the Guest shall be the Guest’s financial responsibility.
10. RIGHT OF ENTRY - Agent reserves the right to enter property to investigate disturbances, check occupancy, check damages, and make repairs as Agent(s) deem necessary. Agent will attempt to notify guest when service/repair entry is to take place. 11. GAS LOG FIREPLACES - No other item besides gas logs will be burned in gas log fireplaces. Guest(s) agrees to pay not less than $100 for doing so.
12. WOOD BURNING FIREPLACES – Do not burn pine logs in the wood burning fireplace. No fire will be left unattended, and no other item (charcoal, accelerants, etc.) will be burned in wood log fireplaces. Guest(s) agrees to pay not less than $100, if any items other than wood logs are burned in fireplace.
13. OUTDOOR FIRE-PIT - Agent(s) agree to provide firewood for all properties with outdoor fire-pits. No fire pits shall be constructed on properties that don’t have them, and no outdoor fires of any kind shall be permitted outside of existing fire pits or at properties that do not have fire pits. If Guest(s) add a fire-pit to a property that does not currently have one they will be in violation of this Contract/Agreement, required to vacate the premises without refund and pay charges not to exceed $50.00 to dismantle the fire pit.
14. HOT TUB - Do not bring or add any objects or chemicals to the hot tubs including but not limited to glass items, beer cans, wine bottles, suntan lotion, exotic creams, toys, etc. Guest(s) agrees to pay not less than $150 if hot tub has been compromised/soiled in such a manner that results in cleaning services being delayed, and/or all repair costs if negligently damaged. No pets allowed in the hot tub. No children allowed without adults. Adult supervision is required at all times. Do not leave hot tub unattended at any time. Hot tub cover must be fastened at all times when not in use to prevent injury or drowning. You will use the hot tub at your own risk and will not hold us liable if anything should happen to you or anyone in your party. You understand that no one should jump, dive or do anything to cause damage to themselves or the hot tub. You also understand that no one shall play or press the control buttons repeatedly as this will cause the hot tub to shut off or will cause the control panel to malfunction and break. DO NOT SHUT THE HOT TUB CIRCUIT BREAKER OFF. Hot Tub needs to be ON at all times. You, and everyone in your party agree to follow all rules that are placed above the hot tub. Sanitizing in hot tub may cause swimsuit fabric and color to be altered. Do not wear your expensive swimsuit in tub. Owner is not responsible for any replacement of these garments.

15. FURNISHINGS/FURNITURE - All furnishings/furniture in the cabin are in place as the owners wish them and Guest(s) agrees to pay not less than $100 if furniture is rearranged in such a manner that results in cleaning services being delayed. Do not sit on furniture with wet bathing suits as this will result in fabric discoloration.
16. LONG DISTANCE TELEPHONE CALLS – The local and long distance calls are free. There will be no person to person or 1-900 calls from the cabin.
17. NON-SMOKING. No smoking inside the cabin or screen porch. Smoking is permitted on front deck only and cigarette and cigar butts must be properly and safely disposed of. Guest(s) agrees to pay not less than $350 for odor abatement if they smoke in the cabin.
18. INDEMNIFICATION AND HOLD HARMLESS - Guest(s) shall be solely responsible for any property damage, accident or injury to any person or loss sustained by any person arising out of or in any way related to Guest(s) use of the premises.
19. HOUSE PARTIES - EXCESSIVE SPEEDING – DISTRUPTIVE BEHAVIOR - FIREARMS - FIREWORKS. Occupancy and use of premises shall not disturb or offend neighbors or residents. House parties, keg parties, excessive speeding, excessive noise and/or disruptive behavior, discharging of Firearms, BB or Pellet Guns, or Fireworks, etc. will result in guest vacating the property immediately without refund. 20. ALCOHOLIC BEVERAGES/ILLEGAL DRUGS. Consumption of alcoholic beverages in rental units is limited to persons of legal age. Illegal drug use is strictly prohibited and will result in termination of the contract, and dismissal of the guest without refund.
21. BEAR - DEER - INSECTS. Bear, Deer, Turkey, Field Mice, Ladybugs, Carpenter Bees, Wasps, Scorpions, Ticks, Ants, Chiggers, etc. may be encountered in the mountains. There is no refund for the presence of typical mountain creatures.
22. LEASH LAWS. Guest(s) agrees to be in full control of their pets at all times and takes full responsibility for their pet's well being.
23. KEY RETURN - Guest(s) is/are responsible for the return of the property key. Guest(s) will be charged for the costs of re-keying or replacing of the lock.
24. PET POLICY - Pets are not permitted in hot tub. PETS ARE NOT PERMITTED ON ANY OF THE FURNITURE. Please provide pet beds for your animals. Guest(s) agree to pay not less than $100 cleaning fee if pet gets into the hot tub. Pets must be completely housebroken, well behaved, and pest free. Guest(s) agrees to bring pets crate, if pets are uncomfortable or stressed by a new environment or being left alone. We are not responsible for any allergies related to pet dander. 25. SATELLITE TELEVISION – We do not guarantee any programs or events. If the remote control is lost or broken the guest will be responsible for replacement of the remote control as well as the cost of programming. In addition, poor weather may affect the satellite signal.

26. BARBEQUE GRILL - Our cabin has a gas grill. Please be sure to use the grill responsibly and always turn off the tank after every use. Guest(s) are asked to clean grill after each use. 27. SEPTIC SYSTEM – This cabin contains a septic tank. Please do not pour or flush any foods, grease, or sanitary products down drains and toilets. 28. VIOLATION OF AGREEMENT/CONTRACT. Agent(s) reserves the right to remove renter without refund if any of the above agreed upon items are not met.

COPY OF YOUR DRIVERS LICENSE: A legible copy of your Drivers License is necessary when submitting this signed rental agreement. The Owners need to see your face and all wording/letters very clearly. Failure to do so will result in cancellation of your reservation.

Payment Schedule:
Due immediately: The Refundable Security deposit in the amount of [$200.00]. Your security deposit is due within 72 hours from requesting your reservation, via credit card (24 hours during all holidays and the busy summer months). Your reservation is not confirmed until we receive the deposit. If we do not receive your security deposit within 72 hours of reservation request, (24 hours during holidays and the busy seasons) we will offer your reservation date to another renter who is willing to secure his reservation immediately. Your Security Deposit converts to a Damage Deposit upon your arrival to the cabin. The entire rental fee: nightly/weekly fee plus 10% county tax and $85 cleaning fee must be received no later than 30 days before check in.
Failure to do so, will result in a $25 late fee.
Cancellation/Refunds:
●For reservations cancelled more than 30 days prior to arrival, the full Security Deposit will be returned minus a $25 administration charge.
●For reservations cancelled 29-15 days before your reserved stay, 1/2 of the Security Deposit ($100) is forfeited.
●For reservations cancelled 14-7 days before your reserved stay; the full Security Deposit ($200) is forfeited.
●Inside 7 days, the guest is responsible for the amount of the entire stay.
No shows or no cancellations are subject to entire rental fee charge.
ALL CANCELLATIONS MUST BE MADE IN WRITING: E-MAIL or MAIL.
We will not give refunds due to weather conditions, power outages, early departures or illnesses.
Changes to your reservation: Should you need to change your reservation dates, we can reschedule your reservation with no penalty provided the change is processed at least 30 days prior to your scheduled check-in date. (Your security deposit will be held for the future reservation.)
Eviction Policy:
Staying in a cabin is a privilege, not a right.
We do not tolerate wild and loud guests, or any guests who cause disturbances to neighbors.
We retain the right to evict any guest that is disturbing the neighbors or harming the property. We expect you and the people in your group to abide by the signed rental rules agreement.

If any local authorities or we receive complaints about you from neighbors, we reserve the right to remove you and your group from the property without any refund.
